Delano Ballpark District - First Look!
One of Wichita’s most exciting downtown developments is continuing to take shape around Equity Bank Park—and when it’s complete, the new Ballpark District is expected to completely transform the area surrounding the stadium into a year-round destination.

Located in the Delano neighborhood along the west bank of the Arkansas River, the project is being developed by EPC Real Estate Group and is designed to bring together entertainment, dining, hospitality, office space, and new gathering areas all in one walkable district.
At the center of the project will be Unscripted Wichita, a boutique-style hotel that’s planned to serve as the anchor of the district. The hotel is expected to include around 155 guest rooms, multiple food and beverage concepts, and one feature that’s already getting a lot of attention: an indoor-outdoor rooftop bar and lounge overlooking downtown Wichita and Equity Bank Park.
But this development is about much more than just a hotel. Plans for the Ballpark District also include:
• A signature street-level restaurant
• Retail and office space
• Outdoor gathering areas
• Parking structures
• Private patios and shared amenity spaces
• Fitness and conference areas
• Electric vehicle charging stations
The goal is to create a space that feels active even when there isn’t a baseball game happening—somewhere people can meet friends for dinner, stay downtown for the weekend, grab drinks before a concert, or simply spend time along the riverfront.
The district is also part of the larger revitalization happening in Delano, which has rapidly grown into one of Wichita’s most popular areas for restaurants, apartments, entertainment, and riverfront activity over the last several years.
As for timeline, the project has been moving through development and design phases, with construction expected to continue in stages as the district expands around the stadium area. While portions of the vision are still in progress, it’s clear the long-term goal is to create a true entertainment district that keeps the area active far beyond baseball season.
And honestly, it’s easy to see why there’s so much excitement around it. Between the river views, rooftop concepts, restaurants, and growing Delano energy, the Ballpark District feels like one of those projects that could really redefine how people experience downtown Wichita over the next few years.
