Wichita’s 2025 Fall Parade of Homes

If you've ever thought “what would I do if I could build my dream home,” Parade of Homes is for you. It’s all about inspiration, quality, and getting ideas—think modern finishes, clever layouts, big windows, outdoor living spots, and all the details that make a house feel like home.

What to Know:

  • The Parade of Homes is put on by the Wichita Area Builders Association. It showcases new homes built by local builders across various neighborhoods around Wichita and nearby communities.

  • Homes will be open for tours on Saturdays & Sundays, 1:00 to 5:00 PM. The first weekend is September 20-21 (THIS WEEKEND!), and then continues over the next two weekends.

  • Below is a map of all the participating homes:

  • See what home design is trending now — from sustainable features to smart tech, clever storage, and stylish finishes.

  • Good chance to compare different builders, layouts, and price points in one weekend. Great if you’re shopping, remodeling, or just love seeing homes.

FULL TOUR OF MY LATEST FLIP!

This week I’m taking you inside my latest flip that just hit the market! It’s a 3 bed, 2 full bath, with a 2-car garage on a big corner lot near Indian Hills. Plus there’s about 1,000 sqft of extra unfinished storage in the basement! We pretty much redid everything in this house, and I’m excited to give you the full before-and-after tour. Along the way, I ran into a few surprises too — and I’ll share how we tackled them. If you’re into HGTV-style transformations, you’ll love this one!

MY THOUGHTS ON THE MARKET

In August, home sales were down about 7.5% from last year with 939 closings. Even with fewer sales, prices are still on the rise with the median sale price up nearly 9% to $245,000 year-over-year. Inventory also jumped to 2,421 homes on the market, which is almost 30% more than last year and works out to about 2.8 months of supply (still historically low). That gives buyers more options, while sellers are feeling a bit more competition. On the flip side, contracts written were up 7%, showing buyers are still out there.

August MLS Stats

Lately though, things have felt a lot slower vs August. Many homes are taking 20–30 days to sell right now, and price reductions are becoming pretty normal. Still, the homes that are updated, well-located, and priced right can move in a few days. To me, it feels like a mix of buyers holding out for the recently announced interest rate cuts and the typical fall slowdown. Bottom line: buyers finally have some breathing room, and sellers need to be sharp on price and presentation. Some homes are still selling quickly, but most are taking a few weeks.
